10% down payment
Stated Income Stated Assets
NOT a credit score driven program
Must have 2 years of employment
Under $1,000,000
7 1/2% interest only 3 year ballon
NO prepayment penalty
There is a 10% lender fees
8% can be rolled into the loan and
2% must be out of pockets
All there are also all basic closing costs (title, appraisal etc..)

 

PROGAM GUIDELINES


 

· Stated Income or Full Documentation OK

· New Construction, Existing Building or Refinancing+

· 10% to 20% Hard Down Payment Of Contract Amount

· 90% LTV (Loan to Value20New Construction or Purchase for Homes Under < $1,000,000.00)

· 80% LTV (Loan To Value New Construction or Purchase for Homes Over > $1,000,000.00

· 80% LTV for Foreign Nationals

· 70% LTV (80% CLTV) (On Refinance) Owner must still have 10% Of Loan Amount in escrow

· 7.5% Interest Only Fixed

· 3 Yr Balloon with a possible additional 3 Yrs. (2 Points to  Extend the extra 3 Yrs. / Must be done at 1st closing)

· Closing Cost can be financed into the loan (Must appraise)

· No Pre-Payment Penalty

· No Minimum Credit Scores (Good Pay History Required)

· No Limit on Properties Owned or on Credit Report

· Not reported to Credit Bureaus (Unless Default or Requested)

· Foreign Nationals OK

· Multi-Properties OK

· Available in all 48 States

· Must show good reserves (6 Months)

· Loan Funding within 45 to 60 Days from Approved Loan Application

· Each Property requires a separate loan.

· Loans must be signed for personal then can be transferred to LLC after closing (Personal Signature still liable for loan)

· Single Family Homes, Multifamily, Townhouses, Condominiums and Approved Commercial Projects. 

· Minimum Loan Amount of $100,000.00

· Client Pre -Approval within 3 Days

· Builder Approval within 5 Days (If New Construction)
