Below is a deal which was presented to me. I passed on it because heavy out of state rehab projects are not my specialty and I realized that there wasn't enough profit to buy and flip without doing any work BUT if you like rehab projects and have some cash to invest this is an excellent opportunity. I ran the numbers and believe that the $2.1 Million Pro Forma estimate is a bit high but $1.7 - $1.8 is very realistic.
